If the renovation involves removing a wall (structural or non-structural), relocating a window or door, or changing the layout in a way that affects the building structure, an Owner-Builder permit or licensed builder engagement is required. If wall removal is involved, it may trigger a CDC or DA requirement depending on scope and location. Yes — and relocating the sink or cooktop is often one of the best layout improvements we can make. Moving a sink to an island bench or a window-facing position is a plumbing relocation job — we run new waste and water supply lines in the floor or wall cavity to the new position. Cooktop relocation requires both electrical rewiring (for induction or electric) and potentially gas line extension (for gas cooktops, which requires a licensed gasfitter we coordinate). Both are included in the fixed-price scope where applicable.
Engineered stone (Caesarstone, Quantum Quartz or similar) is harder, more heat and scratch resistant, available in a wide range of colours and finishes, and adds significant visual quality to the finished kitchen — typically $800–$1,500 more than laminate for an average kitchen. Laminate (postform or square edge) has improved enormously in recent years and offers a very convincing stone-look finish at lower cost — a sensible choice for investment properties or renovation budgets where spend is better directed to cabinetry or appliances. We provide both options priced in your quote and advise on the right choice for your specific situation.
Not during the main construction phase — the kitchen will be completely out of commission for the duration of the build (typically 3–5 weeks). We recommend setting up a temporary kitchen in another room — a microwave, kettle, bar fridge and a portable induction cooktop in the dining room or garage is adequate for most households. We can also schedule the renovation in stages where budget allows, but a complete simultaneous renovation is typically more cost-effective and faster. We discuss the living arrangements plan at the consultation stage before the build begins.
