Building a new home in the Hunter Valley is one of the most significant decisions a family makes — and who builds it matters more than the design, the fittings or the suburb. A volume builder gives you a catalogue design built by rotating subbies to a price. Belvedere Building & Electrical gives you a custom home designed around your block, your family and your brief — built by the same hands-on team from slab to keys, under a fixed-price contract with direct access to Vincent or Clarence throughout. That's the difference between a house and a home.
The Hunter Valley new home market is dominated by volume builders offering catalogue designs at competitive base prices — then adding variations, upgrades and site costs until the final figure bears little resemblance to the brochure. You end up with a home that looks identical to six others in the street, built by rotating subcontractors who may or may not have seen the plans, to a quality that reflects a cost-per-square-metre production target rather than craft.
Belvedere Building & Electrical builds custom new homes across the Hunter Valley — every home designed specifically for the block it sits on, the family living in it and the budget agreed at contract. The design reflects your brief, not a product range. The price is fixed before the slab is poured, not inflated by variations after you've committed. And the person you deal with throughout — from design consultation to key handover — is Vincent or Clarence, not a rotating customer service team.
A volume builder's base price rarely represents the final cost — upgrades to standard inclusions, site cost variations after soil test, facade upgrades to suit your street, and landscaping and driveway not included. A Belvedere fixed-price custom build includes every site-specific element scoped and priced before you sign — no upgrade menus, no site cost surprises, no variation escalation.
Hunter Valley blocks vary enormously — irregular shapes, north-south orientations, contoured terrain, flood overlays near Maitland and bushfire BAL ratings around Cessnock and Singleton. Every Belvedere design is created specifically for your block — solar orientation optimised, setbacks calculated, drainage and services coordinated before the design is finalised.
Every Belvedere new home is designed and built to achieve a minimum 7-star NatHERS energy rating — exceeding the current 6-star NCC minimum. Correct wall and ceiling insulation, thermal mass positioning, eave design for passive solar and high-performance windows deliver a home that is measurably cheaper to heat and cool than a standard-specification new build.
Custom design to occupation certificate — every trade, every phase and every approval managed by Belvedere from day one.
Floor plan and elevation design by architect or building designer — built around your brief, your block's orientation, contour and constraints, and your budget. Design developed in consultation with you through working drawings and 3D renders. BASIX certificate, energy assessment and engineering documentation all prepared and coordinated by Belvedere.
Learn MoreMost Hunter Valley new homes on standard residential blocks qualify for the CDC pathway — approved by a private certifier in 6–10 weeks without council DA assessment. Where DA is required (heritage, bushfire, flood, dual occupancy), we prepare and lodge the full application with Cessnock, Maitland or Singleton Council and manage all correspondence through to consent.
Learn MoreGeotechnical investigation and engineered slab design, concrete slab poured and cured, timber or steel frame erected to structural engineer's design, roof framing, roof cladding in Colorbond or concrete tile, external wall cladding, all windows and external doors — complete weathertight structure at lock-up stage, inspected and certified by certifier at each milestone.
Learn MoreComplete electrical installation by our in-house licensed electrician — main switchboard, all lighting circuits, power circuits, air conditioning rough-in, kitchen appliance circuits, exhaust fans, bathroom zones, smoke detectors, data and TV points, external lighting and sensor lights. All installed to AS/NZS 3000 and certified by certifier at frame stage and final inspection.
Learn MoreNew water main connection, internal hot and cold water supply to all wet areas, full drainage to bathrooms, ensuite, powder room, kitchen, laundry and outdoor areas, hot water system supply and connection (gas, heat pump or electric), stormwater drainage to council requirements, and gas rough-in where required. All certified by licensed plumber.
Learn MoreWall and ceiling insulation, plasterboard and set, kitchen cabinetry with stone or laminate benchtop, bathroom and ensuite waterproofing and full tiling, all vanities and fixtures, built-in wardrobes, internal doors and hardware, floor coverings (tile, timber or hybrid), full internal and external paint, appliance connections and final clean — move-in ready at handover.
Learn MoreSix reasons Cessnock, Maitland and Singleton families choose Belvedere over a volume builder for the most important purchase of their lives.
NSW Builder's Licence 329 075C. Every new home in NSW must be built under a written contract with a licensed builder. Our licence covers the complete build. You receive full home building warranty under the Home Building Act — covering structural defects for 6 years and non-structural defects for 2 years from occupation certificate date.
No catalogue. No standard floorplans with an upgrade menu. Every Belvedere new home starts with your brief — bedrooms, bathrooms, living requirements, garage, study, alfresco — and is designed specifically for your Hunter Valley block's orientation, shape, contour and council controls. A home designed for the block it sits on always outperforms one retrofitted to it.
The price you sign at contract is the price you pay at handover. Every site-specific cost — soil test, engineering, services connection, facade — is scoped before you sign. Volume builders price attractively then escalate through the variation process. Belvedere scopes everything upfront so the fixed price in your contract is genuinely what your new home costs.
Building, electrical and plumbing all managed by Belvedere under one contract. No subcontractors who've never met the builder, no quality gaps between trades, no schedule delays because a tradesperson is committed elsewhere. The same team that designs the home builds it — and is accountable for every element of the outcome.
We know what Cessnock Council's DCP requires for residential design character. We know Maitland's flood overlay implications. We know Singleton's BAL requirements. We know the Hunter Valley's climate — hot summers, cold winters, prevailing north-easterlies — and design every home to perform in it. Local knowledge that volume builders operating across multiple states simply don't have.
Building a new home involves hundreds of decisions over 10–14 months. You deal directly with Vincent or Clarence — the people who build your home — not a new home consultant, a construction coordinator and a customer service team. One person who knows every decision that's been made and can give you a direct answer on any question, any time during your build.
Five clear stages from free design consultation to the day you walk through the front door of your brand-new Hunter Valley home for the first time.
We review your block — orientation, contour, soil class, setbacks, council zone controls — discuss your brief, room requirements, design preferences and budget range. We provide an indicative fixed-price range and introduce you to the design process within one week of your first consultation.

There isn't any job these brothers cannot do! They built our family's new home in Cessnock from the ground up — custom floor plan, beautiful kitchen and bathrooms, energy efficient and exactly to the fixed price. We dealt directly with Vincent throughout and never felt like just a number. Exceptional builders who genuinely care about the outcome.
Top quality work from top quality people. We chose Belvedere over two volume builders because the fixed price actually included everything — no upgrade menu, no site cost surprises, no variations. Vincent designed a home that is perfect for our Maitland block's orientation and our family's lifestyle. Moved in on time at the contracted price.
Vincent understood our brief from the first meeting — open plan kitchen and living, master suite with good natural light, a study and a large alfresco. The design he brought to us was everything we described. The quality of the build is outstanding — the tiling, the joinery and the electrical finishes are better than homes costing significantly more.
Clarence managed the CDC with Maitland Council, coordinated the structural engineer and energy assessor, and delivered a beautiful custom home on the fixed price and timeline agreed at contract. The energy efficiency of the home has already made a measurable difference to our power bills. Professional, skilled and completely trustworthy throughout.
We looked at volume builder display homes extensively before meeting Belvedere. The comparison was immediate — a custom home designed for our specific Singleton block, a genuine fixed price that didn't escalate through variations, and a builder who was on-site every day. The quality difference between our home and a nearby volume build is significant and obvious.
The design process was genuinely collaborative — Vincent listened to how we actually live and designed around that, not around what looked good in a brochure. The home functions beautifully in every room. Built to an exceptional standard, on time, at the fixed price. Our new Hunter Valley home is everything we hoped it would be.
The most common questions Hunter Valley families ask before building a new custom home with Belvedere.
Ask Us DirectlyA custom new home in the Hunter Valley typically costs $380,000–$750,000 fully completed depending on size, design complexity and finish level. A standard 4-bedroom, 2-bathroom, 2-car garage single storey home (approximately 200–240m²) with quality mid-spec finishes typically costs $420,000–$560,000 including all trades, CDC and engineering. A larger or more complex home with premium finishes typically costs $560,000–$750,000+. All Belvedere quotes are fixed-price and include every site-specific cost — no upgrade menus or post-contract variation escalation. Book a free design consultation for your specific quote.
The key differences are: Design — a custom builder designs your home specifically for your block and your brief; a volume builder adapts a catalogue plan to your block. Price — a custom builder's fixed price includes all site-specific costs; a volume builder's base price is a starting point before site costs, upgrade selections and variations. Quality — a custom builder is accountable for every element because the same team builds the whole home; a volume builder uses rotating subcontractors with varying standards. Communication — a custom builder gives you direct access to the builder; a volume builder routes all communication through a customer service layer. For Hunter Valley families building once, custom is almost always the better long-term value outcome.
A new home build in the Hunter Valley typically takes 12–18 months from first consultation to occupation certificate. The timeline breaks down as: design and documentation (6–10 weeks), CDC or DA approval (6–16 weeks depending on pathway), construction from slab to occupation certificate (9–14 months). Most standard 4-bedroom Hunter Valley new homes complete construction in 10–12 months from slab pour. We provide a specific construction programme with committed milestone dates — slab, frame, lock-up, fit-out completion and handover — at the contract stage.
Most new homes on standard residential blocks in the Hunter Valley qualify for the Complying Development Certificate (CDC) pathway under SEPP (Housing) 2021 — assessed by a private certifier in 6–10 weeks. CDC is available where: the block is zoned R1, R2, R3, R4 or RU5; the design complies with the NSW Housing Code (setbacks, height, floor area, site coverage); and there are no heritage, flood planning, bushfire BAL-FZ or riparian land overlays. Where CDC is not available, a DA with the relevant council is required. We confirm the correct approval pathway for your specific Hunter Valley block at the free design consultation.
A Belvedere fixed-price contract for a new home includes: geotechnical investigation and engineered slab, frame, roof and external cladding, all windows and external doors, full electrical installation and switchboard, full plumbing supply and drainage including hot water system, all internal wet area waterproofing and tiling, kitchen cabinetry and benchtop, bathroom and ensuite vanities and fixtures, built-in wardrobes, internal doors and hardware, floor coverings, internal and external paint, all certifier inspection fees and occupation certificate. Items not included: landscaping, fencing, driveway (unless specifically scoped), connection infrastructure beyond the property boundary. Everything within the home envelope is included and itemised in the contract.
Minor changes after contract can usually be accommodated before construction begins — changes to internal layout, fixtures selections or finish specifications are generally manageable at the design stage. Once construction begins, changes become more complex and expensive — structural changes after slab pour require engineering amendments and can affect the approval, while changes to electrical or plumbing after rough-in require rework that costs more than if the change was made during design. We invest significant time in the design phase specifically to eliminate the need for post-contract changes — our detailed pre-construction selection process means most clients are completely confident in every decision before the slab is poured.
